Masaar by Arada has quickly become one of Sharjah’s most prominent villa and townhouse communities, with construction and handovers progressing across its different phases. The original Masaar masterplan spans approximately 19 million sq. ft. and features around 3,000 villas and townhouses, connected by a green spine with more than 50,000 trees.

Masaar 1 Handover Progress

The original Masaar community has already reached a significant stage of completion. Arada previously confirmed that the Kaya and Robinia phases, comprising 986 homes, had entered the handover process, taking the overall project to the 50% completion milestone.

According to Arada’s latest project information, the remaining homes in the original Masaar development are scheduled to be completed by the end of 2026.

Masaar 2 Construction Update

Masaar 2 is currently under construction in Sharjah’s Rowdat district. The development comprises approximately 2,000 villas and townhouses, with construction contracts awarded across its four phases.

The first handovers are scheduled for 2027, while full completion is expected by June 2028.

Masaar 3: The Next Chapter

Masaar 3 is the largest of the three Masaar masterplans, covering approximately 21 million sq. ft. and planned to include around 4,000 homes across eight gated neighbourhoods. The latest Layan phase includes 437 villas and townhouses, with construction contracts for the initial phases progressing.
